Signs of the Market Shifting: Should We Be Concerned About Reduced Inventory?

 

Bloomberg News has a report today about how changes in levels of housing inventory are starting to impact buyer behavior:

A plunge in U.S. home listings to a 12-year low is driving up prices and preventing transactions from returning to historically normal levels. Many potential sellers are holding off until values rise more, while investors are snatching up distressed properties before they reach the market. Builders, reporting their best orders in years, can’t increase production fast enough. As buyers seek to take advantage of record-low mortgage rates, the supply and demand imbalance threatens to further limit deals as the key spring selling season approaches.

I think that the concern that "OH MY GOD, THERE'S NO INVENTORY -- WHATEVER WILL WE BUY???" are overstated. Basic economic theory dictates that sellers will respond to increased buyer activity. After all, putting the data aside for a minute, agents on the ground can tell you about all the sellers who have waited out the market for the past few years. They'll start coming on the market once they see that conditions are better for a sale. And if homes are selling in two weeks, you can be sure that sellers will start jumping in. The article alludes to that, although one observer believes that sellers will wait out the market until prices come to a point that they can get above water after the price declines of the past five years.

Indeed, I was talking with Andrew Klappholz of the Journal News last week about market conditions, and he came at this issue from the other way. Specifically, he asked whether we might see a "glut" of inventory coming on the market from people who are retiring. It's a valid concern, given the demographic shifts we're going to be seeing over the next decade or so -- i.e., the coming retirement of the massive baby boom generation.

My response was that I don't see a spike of inventory coming, at least not anything that would materially "move the market," but that I do see a coming wave of properties coming onto the market from retiring baby boomers. In particular, I think there is some pent-up supply of people who were ready to retire and sell their primary residence five years ago, but then they saw what was happening in the market after the financial crisis of 2008. So they waited. And waited. And at some point, I'm pretty sure they're going to come on the market.

Locally, we definitely saw an inventory decline over 2012, as fewer properties were hitting the market at the same time that sales were going up. But January was a big listing month, and I wouldn't be surprised if we see listings at significantly higher levels than 2012 throughout the rest of the year.

According to Westchester’s Empire Access Multiple Listing Service, Cambridge Court in New Rochelle, NY is generating more sales than any new luxury development in Westchester. The homes have sold at prices ranging from $1,825,000 to $1,910,000 and the high demand for these homes is viewed by many as a sign that Westchester County’s housing market is on the rise.

BHG Rand Realty Releases Real Estate Market Report For Q3 2012

 

This week Better Homes and Gardens Rand released their Quarterly Market Report reviewing real estate market trends in Westchester and the Hudson Valley for the third quarter of 2012.

Rand Realty has been compiling this market report every quarter for almost eleven years, providing thousands of interested home buyers and sellers with objective analysis of the regional real estate market.

In the report, Rand discusses a surge of activity over the past six months, with regional sales up almost 14% from the same time last year. After a slow start to the year, sales are now up about 10% year-to-date against 2011, showing that buyer demand is slowly accelerating based on prices that were at 2003-04 levels and interest rates that continue to break through historical lows.

Unfortunately, this increase in buyer demand hasn’t shown an impact on pricing. Prices are down from last year across the region, which was a little disappointing. As the Report points out, though, it takes time for changes in sales activity to affect pricing behavior. Expect that if demand continues to increase, prices may stabilize or even show some small appreciation by the end of 2013.

Next Generation of Homebuyers Are Knowledgeable, Responsible and Savvy According to New Better Homes and Gardens Real Estate Survey

 

Better Homes and Gardens® Real Estate today released the results of a national survey of 18-35 year old Americans that reveal the impact of the housing crisis has given rise to two of the most knowledgeable generations to become homebuyers, Generations X and Y, which account for an estimated 103 million Americans.

“This study reinforces our first-hand experience that Gen X and Y in New York and New Jersey are fully embracing homeownership,” said Matt Rand, managing partner, Better Homes and Gardens Rand Realty. “Every day, our agents work with New York and New Jersey homebuyers who are proactive, responsible and informed consumers. Better Homes and Gardens Real Estate Better Homes and Gardens Rand Realty recognize that the members of Gen X and Y are using all of the data, information and resources available to them to empower their path to home ownership, and making key decisions along the way to ensure their experiences are successful.”

According to the results of the national survey, more than three-quarters (77 percent) of those Gen X and Y Americans surveyed believe that they have become increasingly knowledgeable about homeownership due to media coverage that has magnified the real estate industry throughout the past six years. Findings show these generations of potential homebuyers are not deterred from home buying and believe owning a home is a key indicator of success (75 percent). Furthermore, they are willing to do their research and save in ways that may surprise those who believe the values of Gen X and Y have strayed from those of their parents, including taking a second job and moving in with mom and dad.

Key findings from the Better Homes and Gardens Real Estate survey include:

• Not the “Me” Generation. The majority of this population (71 percent) understands that homeownership is not something they deserve; rather it is something they must earn. Nearly all those surveyed are willing to adjust their lifestyle to save for a home by eating out less (62 percent), working a second job (40 percent) or even moving back home with their parents (23 percent).

• In the Know. Sixty-nine percent think the recent housing downturn has made them more knowledgeable about homeownership than their parents were at their age. They appear to be doing their homework before making one of the biggest investments of their lives. For those surveyed, interest rates (58 percent), home prices in a desired neighborhood (59 percent), and the ability to secure a loan (51 percent) are the top areas to research before buying.

• Homeownership is the New Bling. Gen X and Y are not blinded by flashy signs of success; 75 percent believe owning a nice home is a fundamental indicator of success over taking extravagant vacations (12 percent), owning an expensive car (9 percent), or owning designer clothing (5 percent).

About the Survey: The Better Homes and Gardens Real Estate Survey was conducted by Wakefield Research (http://www.wakefieldresearch.com) among 1,001 nationally representative Americans, ages 18 to 35, between July 18, 2012 and July 26, 2012, using an email invitation and an online survey. Quotas have been set to ensure reliable and accurate representation of the U.S. population ages 18 to 35.

Results of any sample are subject to sampling variation. The magnitude of the variation is measurable and is affected by the number of interviews and the level of the percentages expressing the results.
